Lead Protection: DLP records qualified broker submissions, checks for duplicates, and documents the broker’s role before owner engagement whenever the opportunity is new to DLP and the broker is adding value.


Compensation

Incentives

Licensed brokers who introduce new off-market opportunities may qualify for an additional origination bonus, typically $10,000–$100,000+, depending on site quality, owner access, complexity, and purchase price. All compensation is subject to written agreement and paid through the proper broker channel.


Licensed Broker Referral Fees: If you are a California DRE-licensed broker or agent and introduce a qualified opportunity that is new to DLP, you may be eligible for a referral fee or acquisition commission pursuant to a written agreement with your broker.


Assemblage Success Bonus: Licensed brokers may qualify for additional compensation when they help assemble multiple parcels into a viable residential development site. Bonuses are documented in writing and paid through broker channels at closing or other agreed milestones.

You may be eligible for lawful finder, research, or information-based incentives where permitted and documented in advance.

Unlicensed land scouts may submit:

  • Property addresses 
  • APNs 
  • Owner information, if known 
  • Photos 
  • Site observations 
  • Public listing links 
  • Notes about possible owner interest 
  • Background on why the site may be underutilized 
  • Any prior communication with the owner 
  • Whether the property appears off-market or on-market 

Unlicensed participants may not negotiate, solicit sellers, discuss pricing or deal terms, obtain listings, prepare contracts, market property for sale, or represent either party. Dominion Land Partners will determine the proper next step after reviewing the opportunity.

Incentives

Typical finder fees may include:
$250–$1,000 for accepted new property tips;
$1,000–$5,000 for permitted owner introductions;
$5,000–$25,000 if DLP acquires, options, joint ventures, or otherwise controls the property; and additional consideration for exceptional opportunities by written agreement.
